Mortgage Refinance Loans Using Current Appraised Value (No Seasoning) up to 80% Loan to Value

One very nice feature we offer on some of our "conforming" full documentation loan programs is that we can refinance your mortgage loan (with cash-out) for a primary residence or a second home that has been recently acquired at the current appraised value instead of using the price that you paid as long as the current loan to value is 80% or less and the appraised value is legitimate.  

Close to 100% of mortgage programs available today require you to use the acquisition cost (plus costs of any documented home improvements) or the purchase price if you were trying to refinance a home purchased within the last 12 months.  This does not help someone who has either done a lot of work to a house soon after purchase and in the process improved it's value, someone who got a very good deal on the house to begin or someone who has experienced some significant appreciation.  This is also a good solution for someone who had to put more down then they wanted to and now they want to recoup some of their down payment.  We have seen this happen where a borrower's situation has improved after closing, but because of their situation at the time of closing they had to go with whatever they could find and now they want some cash-out. 

Mortgage loans with no seasoning are available for full doc loans.  No seasoning loans are not available for investment properties.  We also do not do cash out on any Texas properties.  Please call us or fill out a contact form to discuss your situation.
