No Money Down on $3.3mm Transaction

I tell people I paid no money down on my building because its a sexy story, let me tell you how I got there.  2 words: John King.  His communication and follow through allowed my deal to happen. When I first found Green Commercial Capital online I was skeptical that it could be true. I called John King on a Saturday morning and he called me right back and laid out the truth about why banks would be willing to do this type of deal.  He was a great resource as he shopped my deal around and ended up being a wealth of knowledge through out the process.  His knowledge about what we could do versus the 3 other “SBA specialists” at banks I had met with completely changed our perspective deal.  We bought an old building for $2,250,000 and sank $880,000 into a remodel project over the course of 8 months. The deal had a lot of hiccups through out the process, on the banks side, and John was there every step of the way to help push us forward.  Overall we had under $19,000 out of our pocket including rolling in all of our closing costs and SBA fees.  That’s 57bps and I would round that to 0 for the sake of story telling.  Being able to do this deal with virtually no money out of our pocket was the right deal for us. Since the SBA protects you from the lenders by capping their interest rates and fees we came out with a great loan and were able to keep $478,000 in our pocket versus a 15% down payment. Simply put, we would not have been able to buy the space we needed if it weren’t for John King and I would recommend him to anyone.

When I first heard about SBA Loans I didn’t know if this was a good solution for me.  My intent was to buy a piece of commercial land and to develop it into an RV storage facility.  During my search I came across SBA504blog,  a blog with a ton of great content about SBA Loans.  Eventually, I contacted John King, the man behind the blog. 

 John explained everything in terms that were easy to understand and laid out a couple of options.  Not only that, he explained that he could connect me with a couple of lenders that specialized in self-storage that could process the type of loans that made sense for me.    

 With John’s help I was able to secure a $2.2M loan with 10% down and great terms.  What’s really impressive is that this loan provided me with capital to purchase the land, develop the facility, and have sufficient working capital to get the new venture started. 

 Apparently things aren’t always this easy.  My general contractor recently shared that too many projects are on hold because lenders often take too long to approve loans and/or release payment.  That hasn’t been the case with me at all.  In fact, having the loan approved well before construction started made negotiations much easier with the contractor. 

 So, if you are considering SBA loans in some manner, I strongly encourage you to give John a call.

taking money out and not refinancing an existing
mortgage.  I filled out wire xfr instructions which you should receive
with the docs.  I was under the impression you would receive docs
today since there was plenty of time to meet any fedx cutoff. Thanx for
handling everything so efficiently.  I did forget my hand would go
into a sling, having to sign as my husband’s agent. I have done this
before–traveling is a wonderful way to avoid these signings.

Thanks for checking in.  Things went pretty well.  There was a type-o on the pre-payment penalty that was fixed and resent to make it “soft” instead of “hard”.  The settlement attorney also gave me a discount for the title insurance being an owner’s policy.  The settlement firm was really good.  I would use them again.  I would also use your company again too.  Thanks for all your help.
