Who we are, what makes us different and why you should consider us for your mortgage needs:

Mymortgagebanker.com is the mortgage website of John King, Mortgage Banking Officer with CapitalSouth Bank. Any opinions expressed, information presented or articles appearing on this site are solely that of Mr. King. Mr. King is a 15 year mortgage industry veteran and he has an outstanding support team that provides excellent customer service.

CapitalSouth Bank is a federally regulated commercial bank that lends direct to the consumer in all 50 states.* We fund residential mortgage loans and full doc commercial loans through the bank and we refer stated income commercial loans to a few private conduits that specialize in that type of commercial financing. Like many banks and mortgage lenders we offer traditional mortgage loans, but John's speciality is in lending to the following types of borrowers:

  • The Self Employed and others with complicated income situations.
  • Those in need of jumbo and super jumbo mortgage financing.
  • Those is need of Construction to Perm and Renovation or Remodeling Loans in the Southeast U.S.

Our website and marketing efforts date back to 1998 when we were part of a regional mortgage broker serving the Southeast U.S., but as time went by and we received more and more calls and e-mails from out of our area we realized that there was a greater need for lenders with our expertise. We also realized that we needed the backing of a well capitalized financial institution with common sense underwriting that understood the needs of the small business owner and the self-employed...so in 2000 we became part of a bank to be able to help people all across the U.S.

The advantage of being part of a bank is that we can lend our own money and we can also operate as a "correspondent lender." A correspondent lender operates like a mortgage broker in that we can sell our loans to any one of our many investors.This is actually how we are able to offer some of our excellent programs for the self-employed in the current mortgage environment. There are still banks and lenders that are willing to lend money to well qualified borrowers that need stated income or no income loans and we have access to a few of them. It is our hope that these lenders will continue to make these mortgages available since there are so many well qualified self-employed people that are completely shut out of the mortgage market at this time.

The major difference between a correspondent lender and a broker is a correspondent lender has complete control over the whole process from application to closing. We underwrite, close and fund the loans ourselves prior to selling the loan to one of our investors.  This means quick approvals, fast closings and hassle-free transactions for our clients.

So, while we have the ability to offer our own loan programs, we can also operate just like a broker and offer someone else's products but with the benefits outlined above. It is the best of both worlds for us and our clients.

Why is it better to deal with a direct lender that specializes in specific types of loans?

When you are applying for a home loan you want to know that you are dealing with a specialist - someone that has a high level of expertise with the type of mortgage that you need. You wouldn't take a new luxury car to a rookie mechanic that knows enough to be dangerous and you shouldn't trust your home mortgage financing to someone that "dabbles" in (or is somewhat familiar with) the type of loan that you need. You want to deal with someone that specializes in funding the type of mortgage loan that your situation requires. You also want to be told right up front what can and cannot be done and what it is going to cost.

People that are truly experts at what they do generally give you very good service and rates and know how to set the proper expectations for the process. This is our approach as well and it is founded on many years of experience working with the self employed and with those in need of jumbo loans. Generally, if a prospective client calls us we can tell them on that first phone call which loan product will work best for them (and why) and we can usually quote them an accurate rate at the same time. We will also tell you right up front if we cannot help you…something that we feel more mortgage brokers and bankers should do. It is very frustrating as a borrower to apply for a loan and be given the impression that "everything will be fine" only to find out weeks later that the loan cannot be done as proposed.

John and his team are very big about telling clients as quickly as possible if something can or cannot be approved and what kind of terms they can expect. He speaks from experience when he answers your questions and he can give you reasonable options quickly.
